Role Description

The Senior Sales Manager is responsible for driving sales performance across residential real estate projects, with a strong focus on converting qualified leads into bookings and closed deals. This role works closely with marketing, on-ground sales teams, and leadership to ensure strong lead follow-up, buyer engagement, and consistent revenue outcomes.

Key Responsibilities

Sales Strategy & Execution

  • Own and drive the end-to-end sales process for assigned residential projects (villas, apartments, off-plan developments).
  • Convert inbound leads from digital campaigns, channel partners, and referrals into site visits, bookings, and sales.
  • Build and manage sales pipelines, forecasts, and monthly targets aligned with project timelines.

Lead Management & Conversion

  • Ensure fast, structured lead follow-up across all channels (CRM, WhatsApp, calls, email).
  • Qualify buyers based on budget, intent, nationality, and purchase timeline.
  • Maintain high standards for lead quality, response time, and conversion ratios.

Client & Buyer Engagement

  • Conduct project presentations, site visits, virtual walkthroughs, and negotiations.
  • Build trust with local and international buyers by clearly communicating project value, pricing, ROI, and timelines.
  • Partnership with local sales house, property agency, sellers etc

Team & Channel Management

  • Manage and mentor junior sales qulaiifers
  • Coordinate with channel partners, agents, and referral networks to drive consistent deal flow.
  • Ensure alignment between sales messaging and marketing narratives.

Collaboration with Marketing & Leadership

  • Work closely with marketing teams to provide feedback on lead quality, buyer objections, pricing sensitivity, and campaign performance.
  • Support pricing strategies, offers, and sales promotions based on market feedback.
  • Share weekly sales updates, insights, and recommendations with leadership.

Compliance & Documentation

  • Ensure all sales processes follow legal, regulatory, and documentation requirements.
  • Coordinate with legal, finance, and operations teams to support smooth deal closures

Requirements & Experience

  • 610+ years of experience in residential real estate sales, preferably with developers or structured sales teams.
  • Proven track record of closing deals in villas, apartments, or off-plan projects.
  • Strong understanding of buyer psychology, negotiation, and sales funnel management.
  • Experience handling international buyers and investors is a strong advantage.
  • Comfortable using CRMs, WhatsApp-based selling, and digital lead workflows.
  • Strong communication, follow-up discipline, and ownership mindset.
