Rukita is a property technology (proptech) company that provides long-stay rental housing solutions with end-to-end and hassle-free services in Indonesia. The company builds a holistic ecosystem of housing solutions for both tenants & landlords. It provides quality, accessible housing for the young generation while assisting landlords in transforming their assets into high-yield rental properties.
Key Responsibilities:
1) RAB Ownership (BoQ RAB):
- Own BoQ-to-RAB conversion (rates, overhead, contingency, risk, escalation assumptions).
- Produce owner-ready RAB justification pack (scope summary, cost drivers, assumptions, inclusions/exclusions, VE options).
- Maintain strict version control and audit trail (RAB v1/v2/BAFO).
2) Owner Negotiation (Commercial + Technical):
- Negotiate price, scope boundaries, payment milestones, retention, DLP/warranty, schedule commitments, and (if applicable) LD/penalties.
- Defend technical/spec challenges (materials/finishes/MEP scope, brand/equivalent, construction methods).
- Manage trade-offs: cost vs specs vs timeline vs terms.
3) Contracting & Risk Control:
- Partner with Legal on SOW, acceptance criteria, VO mechanism, dispute/force majeure clauses.
- Ensure contracts are delivery-proof with clear scope, measurable quality standards, and enforceable VO governance.
4) Confidentiality Firewall:
- Define need-to-know information flow: delivery team receives approved budget envelopes + sanitized scope packs only.
- Keep owner contract value, margin, negotiation floors, and strategy within commercial governance.
Requirements:
- 510 years in Quantity Surveying / Cost Commercial / Contracts (construction, fit-out, hospitality/residential preferred).
- Proven ability to build and defend BoQ/RAB and negotiate with owners/developers/consultants.
- Strong contract fundamentals (payment milestones, retention, DLP/warranty, VO mechanism, scope definition).
- Technical literacy (drawings/specs) + strong documentation (clarification logs, scope annexes).
- High integrity and discipline on confidentiality.
