Habitus Concept is an award-winning door hardware distributor specializing in high-end private residential projects. We don't just sell parts; we provide precision engineering for luxury homes. We operate on a high-leverage model where a small, elite team manages significant revenue. We are looking for a closer who operates with the discipline of an engineer and the judgment of a consultant.

The Mission

Your role is not just to sell. It is to produce three specific outputs that drive our business:

  • A Technically Flawless Specification (The Product).
  • A Commercially Secured Deal (The Revenue).
  • A System-Complete Handover (The Execution Enablement).

You own the Pre-Project Phase. You create the deal and define the scope. Once the project is locked and data is clean, you hand it to the Project Manager for execution.

Key Responsibilities

  • Specification as the Product: You treat the specification as the product. Every hinge, lock, and pivot must be compatible, correctly sized, and defensible. Errors here are unacceptable. They create downstream delays and margin risk.
  • Commercial Accountability: You are carrying a significant revenue target, but volume isn't everything. This role is measured on deal quality, closing rate, and handover cleanliness, not just topline revenue.
  • System Hygiene (Non-Negotiable): If it's not in the system, it doesn't exist. You must input all data, specs, and commercial terms into our internal system tools. We do not accept Deals via WhatsApp screenshots or vague verbal agreements.
  • The Clean Handover: You are the gatekeeper of the project's start. You cannot throw a messy deal over the fence to Operations. You must transfer a complete, structured package to the Project Manager so execution is seamless.
  • Orchestration: You manage the triangle of Owner (Budget), Architect (Design), and Contractor (Build-ability), ensuring they all align on your specification.

What This Role Is NOT

  • Not a Price-Led Seller: We do not compete by undercutting. If your primary lever is price rather than technical clarity, trust, and risk reduction, this role will frustrate you.
  • Not a Project Manager: Your role ends at a clean handover. Site execution is owned by the Project Manager, so your time stays focused on specification and closing.
  • Not a Manual Drafter: We have an in-house drafting team. Your job is to define the logic, not draw the lines.

  • High-Leverage Player: You are comfortable interacting with high-net-worth individuals and principal architects. You understand that one mistake in a spec can cost months of profit, so you double-check your work.
  • Calm Under Pressure: You don't rush specs just to please clients. You prioritize getting it right over getting it fast, realizing that accuracy prevents emergencies.
  • Allergic to Ambiguity: You hate vague answers. You dig until you have the exact floor plans, the exact door weights, and the exact budget.
  • Tech-Disciplined: You don't complain about admin; you understand that data integrity is what allows us to scale. You use our internal tools to move fast and stay accurate.
  • Long-Term Mindset: While this is a contract role to start, top performers are trusted with long-term responsibility and growth within the team.

  • Experience: Proven track record in technical sales, building materials, or architectural specification.
  • Commercial Fluency: You understand margins, contracts, and negotiation dynamics.
  • Technical Literacy: Ability to read architectural drawings and understand complex door schedules.
  • Mindset: You value boring consistency over chaotic heroism.
