We are seeking an experienced and highly motivated
Operations Manager for Building Operations to join our dynamic team at one of our business unit, PT Midplaza Prima. This full-time role is based in Jimbaran, Bali and will responsible for overseeing the efficient and effective operations of our premier commercial properties.
Responsibilities:
Building Operations
- Oversee daily building operations including utilities, HVAC, elevators, parking areas, security, and cleaning services
- Ensure all building equipment and facilities are properly and maintained in good working condition
- Develop and implement SOPs related to building operations
Vendor & Outsourcing Management
- Supervise outsourced service providers, including security, cleaning services, parking attendants, gardeners, and technicians
- Monitor vendor performance and ensure compliance with service standards
- Conduct regular vendor performance reviews and evaluations
Building Maintenance
- Manage preventive and corrective maintenance programs for all building facilities and systems
- Ensure building systemssuch as elevators, generators, electrical panels, water pumps, HVAC, and fire protection systemsoperate reliably and safely
- Coordinate repairs and maintenance activities with vendors and internal stakeholders/departments
Operational Cost Control
- Prepare, manage, and track the operational budget
- Monitor operating expenses, including electricity, water, and maintenance costs
- Implement cost-efficiency initiatives without compromising service quality
Tenant Relations
- Maintain positive relationships with tenants
- Handle tenant requests, feedback, and facility-related issues promptly and professionally
- Ensure services are delivered in accordance with established standards
Administration
- Prepare monthly operational reports for management
- Review and verify vendor invoices for accuracy and completeness
- Coordinate with internal departments, including HR and Procurement/Purchasing.
Requirements
- Bachelor's degree in Business Administration, Engineering, Property Management, or a related field
- Minimum of 3 years experience in a similar building operations management role, preferably in the hospitality, real estate, or property management industry
- Demonstrated expertise in managing a wide range of building operations and facility management functions
- Strong leadership, problem-solving, and decision-making skills, with the ability to think strategically and identify innovative solutions
- Excellent interpersonal and communication skills, with the ability to liaise with and supervise tenants, vendors, and internal and outsourced teams
- Proven ability to manage multiple operational priorities effectively
- Fluent in both English and Indonesian
