About the Company

We are a Bali-based real estate development company specializing in property development and sales with a strong focus on the hospitality sector. We work with international investors and continuously expand our project portfolio.

We are looking for a Head of Sales who will rebuild the sales system, strengthen the team, and take sales performance to the next level.

Responsibilities

Sales Department Audit and Restructuring

- Conduct a full audit of the current sales system

- Analyze the sales team, funnels, and conversion rates

- Identify bottlenecks and growth opportunities

- Rebuild the department structure (roles, KPIs, processes)

Building an Efficient Sales System

- Design and optimize the sales funnel for investment real estate

- Implement communication standards, sales scripts, and internal procedures

- Increase conversion rates and deal closing speed

- Ensure CRM discipline and transparency of the sales pipeline

Sales Channels and Lead Generation

- Audit current client acquisition channels

- Evaluate channel performance (CAC, ROI, lead quality)

- Optimize existing sales channels

- Launch and scale new sales sources (partnerships, brokers, agencies, referral programs)

Personal Sales and Key Deals

- Manage VIP clients

- Negotiate with investors

- Conduct project presentations (online / offline)

- Close high-value transactions

- Participate in site visits

Team Management

- Recruit and train sales managers

- Implement onboarding systems

- Set sales plans and KPIs

- Conduct regular deal reviews and coaching sessions

- Monitor sales performance and execution discipline

Analytics and Reporting

- Prepare sales forecasts

- Manage the sales pipeline

- Provide monthly reports to the Board

- Monitor achievement of financial targets

Requirements

Must-have:

- Proven experience as Head of Sales / Sales Director / Senior Sales Manager in real estate

- Experience in selling new developments, off-plan or investment properties

- Strong track record in managing sales teams

- Fluent English (C1+)

- Strong negotiation and closing skills

- Experience working with CRM systems

- Structured mindset with strong result orientation

Nice-to-have:

- Experience working in Bali or Southeast Asia

- Understanding of the hospitality industry, including the short-term rental market

- Experience selling villas, apartments, premium and luxury properties

- Existing network of brokers and agencies

- Understanding of investment metrics (ROI, yield, IRR)
