Job Description

Overall deliverable

  • Act as the single point of contact for the delivery of building and facilities management services to the client
  • Develop and maintain a detailed understanding of the client's business and the implications for JLL's service delivery.
  • Manage end-to-end delivery of the building and facilities management services to the client's facilities under JLL's management.
  • Liaise regularly with the client on building and facilities management issues, provide solution and complete tasks on business manner.
  • Implement regional JLL initiatives such as JLL Client Assurance Program (JCAP), Mandatory Account Deliverables (MAD), training programmes and other initiatives as appropriate.
  • Drive client specific initiatives such as agreed savings, energy management, benchmarking, green building and sustainability, etc.
  • Manage the team to ensure the maintenance and upkeep of the facilities.
  • Assist the client with the development of the property budgets and forecasts in accordance with the financial timetable.
  • Establish consistency in the monthly, quarterly, Half yearly and yearly reporting
  • Prepare, adjust, review and report against agreed SLA and KPIs.
  • Be responsible for the management of the team e.g. recruitment, performance assessment, team building, team leading etc.
  • Prepare and implement a Succession Plan for the account.
  • Drive the development and use of asset management system or applicable CIMS, where available.
  • Relationship management and liaison with Client business managers, Building Management and local statutory authorities

Building and Facilities Management

Through vendor management and under the direction of the Local Manager oversee, supervise and manage the following services:

  • Maintenance technical engineering
  • Predictive and Preventive maintenance program of Client owned equipment;
  • Reactive maintenance tasks of Client owned equipment;
  • Building Improvement program for future sustainability
  • Risk assessment, identification, mitigation and solutions
  • Asset and life cycle management thru out client equipment
  • Ensure that statutory compliance is adhered to and that relevant certificates and periodic inspections are conducted;
  • Monitor the quality assurance of all maintenance tasks;
  • Manage any relevant Data center, DRC, Hub server and other critical point in the scope of deliverable
  • Attend to emergency trouble shooting and repairs, including preparation of Incident Reports;
  • Vendor management, improvement and SLA review;
  • HSE management, ensuring zero goals to each aspect
  • Help Desk and Customer request management;
  • Building and Facilities data collection and reporting;
  • Manage and perform managerial role for soft service scope
  • Manage housekeeping and janitorial deliverable
  • Manage integrated pest management
  • Improve and maintain Landscaping, plantations, green field
  • Incident management and reporting;
  • Seat Management/Seat Allocation;
  • Minor move management and minor works support;
  • Fixed Assets Management for facilities related assets, where applicable;
  • Create budgets OPEX and CAPEX, present and justify
  • Manage overall financial status of contractual between JLL and client, ie billings, accrual, ect.

Engineering Management

Through vendor management and under the direction of Local Manager oversee, supervise and manage the following services:

  • Predictive and Preventive maintenance program of Client owned equipment;
  • Reactive maintenance tasks of Client owned equipment;
  • Ensure that statutory compliance is adhered to and that relevant certificates and periodic inspections are conducted;
  • Monitor the quality assurance of all maintenance tasks;
  • Attend to emergency trouble shooting and repairs, including preparation of Incident Reports;
  • Input change requests for maintenance for approval;
  • Assist in the energy utilization study;
  • Utilities management
  • Asset and life cycle management thru out client equipment
  • Produce monthly reports regarding energy consumption, downtime, consumables usage etc.;
  • Ensure all client owned plant and equipment is operating correctly and to maximum efficiency;
  • Ensure Client maintenance and statutory obligations have been met.
