ROLE OVERVIEW
We are looking for a Social Media Manager who can make Australian property investment and wealth creation land in fifteen seconds, and who is measured on enquiries rather than reach.
Liviti operates in Australian residential property investment and wealth creation. The audience is people trying to build a portfolio: first-time investors, upgraders, SMSF buyers, and the mortgage brokers and accountants around them.
Our competitive set is loud and good at this — Freedom Property Investors, Search Party Property, InvestorKit, Henderson Advocacy, AllianceCorp and The Property Investors Alliance. You should already know their content and have a view on where it is weak. This is a lead generation role wearing a social media job title, and you will work inside Australian general advice rules while doing it.
WHAT YOU WILL DO
Own the channels
- Own Liviti's social presence end to end across Instagram, Facebook, TikTok, LinkedIn and YouTube: strategy, calendar, publishing and community management.
- Translate genuinely technical material — capital growth versus yield, negative gearing, LVR, equity release, SMSF purchases, off-the-plan, lending policy changes — into content that lands fast without becoming nonsense.
- Track RBA decisions, lending policy shifts, suburb data and the competitor set, and turn them into content while they are still timely.
- Work inside Australian general advice boundaries. No personal financial advice, disclaimers where required, and claims and figures substantiated and routed through compliance before publication.
Build content that generates enquiries
- Design content with a job: saves, shares, DMs, link clicks and form fills. Own the path from post to enquiry.
- Brief and direct the video editor. You decide what gets made, what the hook is, and what the first three seconds do.
- Work with the paid media specialist on what gets amplified, and feed organic winners into paid.
- Run the publishing and reporting stack: Metricool, Canva, GoHighLevel and Zoho CRM, and use AI tooling for research, scripting and repurposing at volume.
Data and insight
- Report on qualified enquiries and cost per enquiry first, and follower metrics second.
- Track video retention, saves and shares as leading indicators, and be able to explain which of them actually predicts an enquiry for this audience.
- Run structured tests on hooks, formats and offers, and report what moved.
WHAT YOU NEED
- 3+ years in social media management where lead generation was the measured outcome. Bring the numbers.
- Real fluency in Australian property and finance vocabulary. We will test this at interview. You cannot fake yield, gearing and lending policy.
- Short-form video literacy: hooks, pacing, retention, captions, and trends that suit a finance audience rather than fighting it.
- Ability to brief creative talent and direct output rather than making everything yourself.
- Willingness to work inside compliance constraints rather than around them.
- Strong written English and a clean, credible tone. This audience is spending hundreds of thousands of dollars.
- Australian business-hours overlap. The market moves during Sydney hours.
NICE TO HAVE
- In-house experience at a property investment firm, buyers agency, mortgage brokerage or developer.
- Awareness of ASIC general advice requirements and financial promotion rules.
- Meta Ads Manager competence, even if paid media sits with someone else.
- Existing following or portfolio in Australian property or personal finance content.
- Experience with webinars, lead magnets and email nurture sequences.
- Both B2C and B2B audiences in the same account.
REQUIREMENT DURING JOB INTERVIEW
- Bring one piece of content you made that generated enquiries, and the numbers behind it. Be ready to explain negative gearing to a first-time investor in under 100 words, on the spot.
