Job Description

We are seeking a highly experienced Senior Building Manager to lead the pre-opening and operational setup of a high-rise premium mixed-used property. This role requires strong leadership in establishing end-to-end property operations, with solid technical and engineering capabilities to ensure readiness prior to opening.

Key Responsibilities

  • Leading the pre-opening and operational setup of the property, ensuring all technical and non-technical functions are established to premium standards
  • Overseeing testing & commissioning, defect management, and handover processes to ensure building systems are operationally ready
  • Establishing SOPs, policies, and operational frameworks for all building functions, including facilities management, security, and resident services
  • Coordinating closely with project, engineering, and development teams to ensure smooth transition from construction to operations
  • Managing the mobilization of vendors and outsourced services, including selection, onboarding, and performance standards
  • Ensuring compliance with regulatory requirements, permits, and authority approvals prior to operations
  • Leading recruitment, structuring, and readiness of the property management team
  • Supporting budget setup, cost planning, and operational expenditure control during pre-opening phase
  • Building and maintaining strong relationships with government authorities, project stakeholders, and senior leadership
  • Preparing the property to deliver exceptional resident experience and world-class service standards upon opening

Requirements

  • Demonstrating proven experience serving as a Senior Building Manager or equivalent leadership role within high-rise premium residential or large-scale mixed-use assets
  • Bringing a strong service-oriented background combined with solid engineering expertise, with exposure to premium residential standards and complex building operations
  • Having hands-on experience in building setup, pre-opening, or operational mobilization, including establishing SOPs, team structuring, and readiness of facilities and services
  • Holding senior leadership accountability across day-to-day operations, finance, people management, and resident experience
  • Applying strong financial acumen in managing significant operational budgets, including cost control, asset optimization, and service performance
  • Managing high-value residential assets with a strong sense of ownership, accountability, and attention to detail
  • Managing diverse stakeholders, including residents, contractors, vendors, and government authorities, in a professional and effective manner
  • Communicating clearly while demonstrating sound problem-solving and decision-making capabilities
