Job Description

Role Focus:

This role will own dynamic pricing and distribution for shortlet apartments. The ideal candidate is obsessed with numbers, enjoys price experimentation, reads market signals fast, and can adjust pricing in minutes. The only pricing tool for this role is Beyond Pricing.

Key Responsibilities

Dynamic Pricing (ShortLet):

  • Set, monitor, and adjust nightly rates in real time based on demand, seasonality, lead time, events, length of stay, and competitor positioning.
  • Apply a testandlearn approach (price windows, caps/floors, gap fills, minimum LOS, discount ladders) to improve ADR and occupancyusing Beyond Pricing as the sole pricing platform.

Market & Competitor Intelligence:

  • Track trends (booking pace, pickup, cancellations, pricing clusters) and competitor rates; translate insights into immediate pricing actions.

eCommerce & OTA Activation:

  • Partner with the eCommerce team to maximize OTA performance (visibility, conversion, and profitability).
  • Plan, launch, and update OTA promotions (e.g., lastminute deals, mobile rates, lengthofstay offers) and combine them with dynamic pricing for optimal impact.
  • Align promotional calendars, eligibility rules, and price fences across platforms.

Booking Managers Collaboration:

  • Work closely with Booking Managers to understand demand and inquiry flow, and provide pricing guidance for negotiations to close deals.
  • Approve tactical exceptions (e.g., bespoke offers, extended stays) while protecting yield and parity.

Distribution & Inventory Control:

  • Manage listings and calendars across direct channels and OTAs/thirdparty platforms; maintain rate parity, content accuracy, and availability integrity.

Forecasting, Reporting & Insights:

  • Produce weekly/monthly insights and actionable recommendations on occupancy, ADR, RevPAU (revenue per available unit), booking pace, conversion, cancellation rates, and channel mix.
  • Maintain shortterm forecasts and scenario plans for peak periods and soft demand windows.

Commercial Relationships & Compliance:

  • Coordinate with OTAs, agents, and corporate partners on incentives, offers, and campaigns.
  • Ensure compliance with internal pricing policies and relevant London/UK regulations.

Enablement & Ways of Working:

  • Share best practices and train team members on pricing logic, Beyond Pricing usage, promotions, and distribution workflows.
  • Perform duties remotely with casual office attendance as needed.

Requirements
  • Education: Bachelor's degree in hospitality, Business, Finance, Marketing, or related field.
  • Experience: 35 years in revenue management/distribution for apartments, serviced residences, hotels, or real estate leasingshortlet experience strongly preferred.
  • Tooling:Handson proficiency with Beyond Pricing (required).
  • (Familiarity with PMS and channel managers is a plus; the pricing stack uses Beyond Pricing only.)
  • Analytical Strength: Advanced comfort with data, spreadsheets, and rapid price iteration based on live signals.
  • ShortLet Acumen: Solid understanding of demand forecasting, yield tactics, and channel optimization for stays typically 190 nights.
  • Distribution Experience: Proven track record managing OTAs, direct channels, agents, and corporate leasing partners.
  • Collaboration: Ability to work closely with eCommerce and Booking Managers to align promotions, pricing, and negotiations.
  • Communication: Excellent English; additional languages are an advantage.
  • Work Style & Mindset: Independent, detailoriented, commercially minded, and creative with numbersable to adjust pricing at any minute.
