Job Description

Job Summary

The Real Estate Sales Agent at Betterplace is responsible for converting qualified buyer leads into successful property transactions. This role involves managing the full sales cycle — from initial inquiry to contract signing — with a strong emphasis on professionalism, client advisory, and transaction accuracy. Agents are expected to develop and maintain long-term client relationships, conduct market research, promote listings, and coordinate with internal departments to ensure a seamless and compliant sales process.

Success in this role requires a deep understanding of the Bali property market, excellent communication and negotiation skills, and a consultative, investment-focused approach to client engagement.

Key Responsibilities

Lead Generation & Prospecting

  • Identify and generate buyer leads through online platforms, referrals, digital campaigns, and property inquiries.
  • Build and maintain a qualified database of potential buyers and investors.
  • Conduct market research to identify high-demand property segments and investment opportunities.

Client Outreach & Relationship Building

  • Respond promptly to incoming leads and engage with prospective buyers to understand their requirements.
  • Build trust-based relationships through regular communication, professional consultations, and personalized guidance.
  • Educate clients on market conditions, property types, legal structures (leasehold, freehold, PT PMA), and investment strategies.

Sales Support & Property Matchmaking

  • Qualify leads by understanding client needs, goals, and purchasing capacity.
  • Curate tailored property shortlists based on client preferences and investment objectives.
  • Schedule and conduct property viewings (online and in person), highlighting key features and advantages.

Negotiation & Transaction Closing

  • Facilitate pricing negotiations and align deal terms between buyers and property owners.
  • Assist clients in preparing and signing the Letter of Intent (LOI).
  • Coordinate legal due diligence with notaries and monitor transaction timelines.
  • Manage the execution of final agreements and assist with remote transactions when required.

Cross-Departmental Collaboration

  • Work closely with the Legal team to ensure accurate and timely preparation of the Letter of Intent (LOI) and all related transaction documentation.
  • Collaborate with the Property Management Sales and Vacation Rentals teams to facilitate cross-selling opportunities and ensure clients are seamlessly introduced to the company's full range of services.
  • Coordinate with the Listings team to stay fully informed about listing details, pricing updates, and the most current market offerings, ensuring accurate and relevant recommendations to clients.

Market Intelligence & Advisory

  • Stay informed on Bali real estate trends, pricing, and zoning regulations.
  • Provide clients with accurate insights, ROI estimates, and risk factors to support decision-making.
  • Contribute market feedback to improve internal pricing strategies and sales performance.

Documentation & CRM Oversight

  • Maintain accurate and up-to-date records in the CRM system, including client profiles, lead statuses, and deal progress.
  • Ensure all transaction documentation is complete and complies with legal requirements.
  • Report weekly on individual performance metrics, including lead conversion, viewings, and closed deals.

Qualifications :

Education

  • Bachelor's Degree in Real Estate, Business, Marketing, or a related field is preferred but not mandatory.
  • Relevant certifications in real estate sales or property law are an advantage.

Experience

  • Minimum 2 years of proven sales experience, preferably in real estate, hospitality, or investment advisory.
  • Experience with international clients and investment-oriented property sales is highly preferred.

Skills

  • Fluent business English (spoken and written) is mandatory; proficiency in Indonesian is highly preferred.
  • Strong interpersonal, negotiation, and presentation skills.
  • Ability to develop tailored property strategies based on client investment goals.
  • High level of professionalism in verbal and written communication.
  • Proficiency in using CRM systems, Google Workspace, and online marketing tools.
  • Strong organizational skills and ability to manage multiple transactions simultaneously.
  • Familiarity with legal and transactional processes for leasehold and freehold acquisitions in Bali.
