Position Overview
This position is responsible for the overall management, operation, and maintenance of hospital facilities, systems, and equipment to ensure a safe, reliable, and compliant environment that supports the delivery of high-quality healthcare services. This role ensures that all building systems – including electrical, mechanical, HVAC, plumbing, and medical gas systems – operate efficiently and meet healthcare regulations and accreditation standards.
Key Outcomes:
Operational reliability of hospital facilities
- Ensure all hospital facilities and infrastructure (mechanical, electrical, plumbing, HVAC, generator sets, elevators, water systems, and others) operate reliably and safely at all times.
- Minimize equipment downtime and service disruptions that may affect hospital operations.
Compliance with regulations and health standards
- Ensure all maintenance activities comply with government regulations, occupational health and safety standards, and hospital accreditation.
- Prepare and maintain maintenance documentation in accordance with internal and external audit requirements.
- Monitoring and report for waste sewage treatment plan regularly.
Cost efficiency and resource optimization
- Optimize operational and maintenance budget through effective planning and efficient use of resources.
- Implement preventive maintenance to reduce emergency repair costs.
Quality of maintenance services
- Achieve high satisfaction from internal users (medical and non-medical departments) regarding the responsiveness and completion of maintenance work.
- Deliver maintenance services that are prompt accurate, and of high quality.
Team management and staff development
- Enhance the competencies of technician and maintenance staff through continuous training and coaching.
- Build a disciplined, proactive, and service-oriented maintenance team
Workplace safety and environmental health
- Implement and monitor safety standards for all facility maintenance staff.
- Ensure the hospital environment is safe, clean, and supports the comfort of patients and healthcare workers.
Facility project planning and implementation
- Play an active role in the planning and supervision of renovation, expansion, and facility improvement projects.
- Ensure projects are completed on time, within budget, and according to technical specifications.
Primary Duties and Responsibilities
Operational reliability of hospital facilities
- Oversee daily operation and maintenance of all hospital infrastructure systems (mechanical, electrical, plumbing, HVAC, generator sets, elevators, water systems, etc).
- Conduct regular inspections to ensure all facilities function reliably, safely, and efficiently.
- Develop and implement preventive maintenance schedules to minimize downtime and avoid service disruptions.
- Respond promptly to equipment failures or facility emergencies to ensure continuous hospital operations.
Compliance with regulation and health standards.
- Ensure maintenance activities comply with government regulations, safety codes, and hospital accreditation standards.
- Maintain and update all documentation related to maintenance work, licenses, and inspection reports.
- Prepare reports and records required for internal and external audits.
- Coordinate with Quality, Safety, and Accreditation teams to meet compliance requirements.
Cost efficiency and resource optimization
- Plan and manage the operational and maintenance budget effectively.
- Monitor expenditures to ensure cost control and identify opportunities for savings.
- Optimize resource allocation, including manpower, materials, and equipment utilization.
- Implement preventive and predictive maintenance programs to minimize emergency repair costs.
Quality of maintenance services
- Supervise and evaluate maintenance activities to ensure timely, accurate, and high-quality service delivery.
- Establish service performance indicators (KPIs) and monitor achievement against targets.
- Gather feedback from hospital departments to improve maintenance service responsiveness and satisfaction.
- Promote a customer-oriented approach within maintenance team.
Team management and staff development
- Lead, supervise, and motivate maintenance teams to achieve departmental goals.
- Identify skill gaps and organize regular training, workshops, and coaching for staff.
- Conduct performance evaluations and implement improvement plans as needed.
- Foster a culture of discipline, teamwork, and accountability.
Workplace safety and environmental health.
- Enforce compliance with workplace safety procedures and standards among maintenance personnel.
- Conduct safety inspections and risk assessments of maintenance activities and equipment areas.
- Ensure the hospital's physical environment support patient safety, comfort, and infection control.
- Collaborate with Environmental Health and Safety (EHS) teams to maintain safety and clean facility.
Facility project planning and implementation
- Participate in planning and budgeting for facility renovation, expansion, or improvement projects.
- Coordinate with consultants, contractors, and vendors to ensure proper execution of projects.
- Monitor project progress, ensuring adherence to timelines, budgets, and quality standards.
- Review technical specifications, drawings, and commissioning reports before project handover.
Selection Criteria
- Bachelor's degree in Engineering (Mechanical, Electrical, Civil, Industrial Engineering) or related field.
- Professional certification in Facility Management, Maintenance Management, or Safety (K3) are an advantage
- Additional training in Hospital Engineering, HVAC Systems, or Biomedical Facility Maintenance is preferred
- Minimum 5 years of experience in facility maintenance management, with at least 3 years in a supervisory or managerial role.
- Proven experience in hospital or healthcare facility operation is highly desirable.
- Familiarity with hospital engineering systems, building automation system (BAS), and energy management.
- Understanding of local regulations, occupational health and safety standards, and hospital accreditation requirements.
