Job Description

Responsible for overseeing the daily operations, maintenance, and safety of a building or facility. This job scope includes:

  • Building Operations
  •   Ensure the building is fully operational and meets safety, regulatory, and functional standards.
  •   Oversee building systems, including HVAC, elevators, plumbing, electrical, and security systems.
  •   Manage cleaning and janitorial services to maintain a clean and hygienic environment.
  • Maintenance and Repairs
  •   Schedule regular inspections and preventive maintenance for building equipment and infrastructure.
  •   Coordinate and supervise contractors for repair or renovation work.
  •   Address and resolve maintenance requests and issues promptly.
  • Tenant and Occupant Management
  •   Act as the primary point of contact for tenants or building occupants regarding complaints, requests, and inquiries.
  •   Ensure tenant satisfaction by resolving issues and maintaining a high standard of building amenities.
  •   Facilitate tenant move-ins and move-outs, including inspection and documentation.
  • Safety and Compliance
  •   Ensure compliance with local building codes, safety regulations, and environmental standards.
  •   Conduct regular fire drills, safety checks, and emergency preparedness exercises.
  •   Manage security measures, including surveillance systems and access control.
  • Financial and Administrative Duties
  •   Develop and manage the building's operating budget.
  •   Track and approve expenditures, ensuring cost-effectiveness.
  •   Prepare and present reports on building operations, expenses, and performance.
  • Vendor and Contractor Management
  •   Select, negotiate, and manage service contracts for maintenance, cleaning, security, and landscaping.
  •   Monitor contractor performance and ensure compliance with agreements.
  • Energy and Sustainability Initiatives
  •   Implement energy-saving measures to reduce operational costs and environmental impact.
  •   Monitor energy and water consumption and suggest efficiency improvements.
  • Crisis and Emergency Response
  •   Coordinate responses to emergencies such as power outages, fires, and natural disasters.
  •   Serve as the liaison with emergency services, including police, fire, and medical teams.
  • Space Management and Optimization
  •   Plan and manage building spaces for maximum efficiency and functionality.
  •   Oversee office layouts, furniture arrangements, and common area utilization.
  • Communication and Reporting
  •   Maintain open communication with building owners, tenants, and stakeholders.
  •   Provide regular updates and reports on building status, issues, and improvement plans.

Qualification

  • Bachelor degree, preferably from technical background (electrical, civil, mechanical engineering, etc)
  • Able to work under pressure.
  • Able to lead and collaborate effectively in a team.
  • Have good analytical sense and problem solver.
  • Have good communication skill, to interact with vary stakeholders.
  • Attractive and easy-going personality but also could be firm regarding on situation

Related Experience

Preferably 5 years of working experience in Property & Facilities Management

Skills

Management experience required

  • Expertise in property management, building management, tenant relation
  • Corporate transportation as support activity of optimal company
  • Problem solving
  • Demonstrate good leadership and teamwork skills
  • Highly committed to quality and timely result of the works
