With a footprint of over 1,000 stores across Indonesia, keeping our coffee flowing and our customer top consumer experience requires facilities excellence at a massive scale. We are seeking a high-caliber Facilities Manager to lead the maintenance, asset protection, and operational readiness of our entire nationwide store network. Prior exposure to asset management tool development will be a plus.
Because we rely on external partners to maintain this massive footprint, a critical part of your role will be rigorous vendor governance. You will not just manage schedules; you will aggressively audit third-party vendors to ensure they execute maintenance exactly to contract specifications, KPIs, and company standards.
Ideal Candidate Profile:
- Bachelor's degree in Computer, Electronics, Electrical Engineering, Facilities Management, or a related field
- Has 7–10 years in Facilities Management, with at least 4 years managing large-scale, multi-site networks (100+ stores minimum) in F&B, QSR (Quick Service Restaurants), or retail chains across Indonesia will be ideal. Experience working in property management company will also be advantageous.
- Proven track record in building asset magement software solution and strong in data analysis
- Vendor Management Expertise: Proven track record in contract negotiation, SLA enforcement, and rigorous auditing of engineering/maintenance vendors.
- Deep understanding of commercial coffee chain infrastructure—specifically water filtration quality (critical for coffee), espresso/grinder equipment, refrigeration, and HVAC.
- Exceptional leadership skills, a data-driven mindset, strong negotiation leverage, and the ability to command accountability from external partners.
- Fluent in Bahasa Indonesia and English (for executive reporting). Willingness to travel across Indonesia for vendor audits and critical store inspections.
Job Role:
- Massive-Scale Footprint Management: Oversee the structural integrity, aesthetics, and functionality of 1,000+ coffee stores across all regions of Indonesia.
- Vendor Auditing & Governance: Establish a strict audit framework for all third-party maintenance vendors. Conduct regular field and administrative audits to ensure preventative and corrective maintenance are executed exactly as per SLA, contract terms, and company standards.
- Preventative Maintenance Strategy: Design and roll out a bulletproof scheduled maintenance calendar, with a heavy focus on high-stakes coffee chain assets (espresso machines, water filtration systems, commercial ice makers, HVAC, and refrigeration).
- Operations Support (Zero Downtime): Maintain a rapid-response ecosystem for store operations teams. Ensure urgent facility fixes are resolved swiftly to minimize store downtime and prevent revenue loss. Ensure SLA are fulfilled.
- Data-Driven Cost & Budget Control: Manage a large-scale national maintenance budget. Utilize data to track recurring issues, optimize repair vs. replacement costs, and hold vendors financially accountable for substandard work.
- Compliance & Safety Compliance: Ensure nationwide compliance with local Indonesian building codes, health and safety regulations (K3), and sanitation laws across all regions.
- Team Leadership: Lead and upskill a team of regional facility supervisors and in-house technicians managing localized clusters of stores.
