THE TEAM

CBRE DCS Indonesia is a fast-growing, high-performance organization supportinghyperscale, colocation, and enterprise data centre clients across Indonesia.

To support continued growth and business expansion, CBRE is seeking anexperienced Capacity Manager who will serve as a key enabler of growth,ensuring the organization has the people, technical capability, mobilizationreadiness, and operational scalability required to successfully deliver newcontracts and expand existing client portfolios.

ROLE PURPOSE

The Maintenance Manager is responsible for the overall leadership,management, and performance of the Critical Facilities Operations team within a24/7/365 mission-critical data centre environment.

The role is accountable for maintaining the reliability, availability,and operational integrity of all critical infrastructure while ensuringcontractual KPIs, SLAs, safety requirements, and client expectations areconsistently achieved. The Maintenance Manager serves as the primaryoperational interface between CBRE and the client, providing leadership acrossmaintenance execution, technical operations, vendor management, and continuous improvementinitiatives.

Key Responsibilities

Operations & Reliability Management

  • Lead the day-to-day operation of the Critical Facilities Operations team.
  • Ensure continuous availability and reliability of all critical infrastructure systems.
  • Oversee execution of preventive, predictive, and corrective maintenance programs.
  • Ensure all maintenance activities are executed safely and without impact to live operations.
  • Manage operational risk associated with maintenance, testing, and infrastructure modifications.
  • Support critical switching activities and high-risk maintenance events.
  • Maintain site readiness for emergency response and business continuity requirements.
  • Participate in incident management, root cause analysis, and corrective action implementation.

Leadership & People Management

  • Lead, coach, mentor, and develop site engineering and maintenance teams.
  • Establish a high-performance culture focused on safety, reliability, accountability, and customer service.
  • Ensure adequate staffing levels and competency coverage across all shifts.
  • Develop succession plans and talent development programs.
  • Conduct performance reviews, training plans, and competency assessments.
  • Promote continuous learning and technical capability development.

Client Relationship Management

  • Act as the primary operational point of contact for the client.
  • Build and maintain strong relationships with client stakeholders.
  • Lead operational meetings, service reviews, and performance reporting.
  • Ensure all contractual obligations, KPIs, and SLAs are met or exceeded.
  • Support client audits, inspections, and operational reviews.

Maintenance & Asset Management

  • Ensure compliance with maintenance strategies, lifecycle plans, and asset management programs.
  • Review and approve maintenance schedules, methods of procedure (MOP), and risk assessments.
  • Monitor asset performance and identify opportunities to improve reliability and efficiency.
  • Drive continuous improvement initiatives related to maintenance execution and asset performance.
  • Ensure accurate maintenance records and documentation are maintained.

Vendor & Contractor Management

  • Manage subcontractor performance and compliance.
  • Ensure all vendors perform work in accordance with approved procedures, safety requirements, and contractual obligations.
  • Review service quality, performance metrics, and contractual deliverables.
  • Support procurement activities and technical vendor evaluations.

Health, Safety, Security & Compliance

  • Ensure full compliance with CBRE, client, and statutory requirements.
  • Promote a strong safety culture across employees and contractors.
  • Ensure all Permit-to-Work, LOTO, Change Management, and safety processes are strictly followed.
  • Support internal and external audits.
  • Ensure all critical systems are maintained in accordance with applicable regulations and standards.

Financial & Commercial Management

  • Manage site operational expenditure (OPEX) and support capital expenditure (CAPEX) planning.
  • Monitor maintenance costs and identify opportunities for efficiency improvements.
  • Support budget preparation, forecasting, and financial reporting.
  • Contribute to contract growth opportunities, variation works, and service enhancements.

Reporting & Governance

  • Ensure all operational, maintenance, incident, and compliance reporting is completed accurately and on time.
  • Monitor site performance trends and develop improvement plans.
  • Lead management reviews and operational governance meetings.
  • Escalate risks, incidents, and operational concerns appropriately.

Qualifications & Experience

  • Bachelor's Degree in Electrical Engineering, Mechanical Engineering, Facilities Management, or related discipline.
  • Minimum 7–10 years of experience in critical facilities, data centres, or mission-critical environments.
  • Minimum 3–5 years of leadership experience managing technical operations teams.
  • Strong knowledge of:
    • UPS Systems
    • Generators
    • Electrical Distribution Systems
    • Chilled Water & Cooling Systems
    • Fire Protection Systems
    • Building Management Systems (BMS)
    • EPMS/DCIM Platforms
  • Strong understanding of maintenance management, risk management, and change management processes.
  • Experience managing vendors, budgets, and client relationships.
  • Professional certifications such as CDCP, CDCS, CFM, PMP, or equivalent are advantageous.

WORKING ENVIRONMENT

  • Mission-critical 24/7/365 data centre environment.
  • Participation in on-call escalation roster.
  • Availability to support critical maintenance and emergency response activities outside normal working hours when required.
