About the Role
We are seeking a Corporate Development Analyst to support strategic growth initiatives and business development in the rapidly evolving data center sector. This role will work closely with senior leadership to identify, evaluate, and execute expansion opportunities, with primary focus on organic growth through greenfield development projects, supplemented by selective M&A activities.
To be considered for this role, ideally you will have:
- Bachelor's degree in Finance, Economics, Business, Real Estate, or related field
- A Minimum of 3 years of relevant experience in real estate development, infrastructure investment, corporate development, investment banking, or management consulting.
- Strong financial modeling skills with advanced Excel proficiency.
- Demonstrated ability to build development pro formas, DCF models, and conduct comprehensive project feasibility analysis
- Excellent analytical and problem-solving capabilities with attention to detail
- Strong communication skills with ability to synthesize complex information for executive audiences
- Ability to manage multiple projects simultaneously across various development stages
- Comfort with technical concepts related to data center infrastructure, power systems, and connectivity
- Proficiency with data visualization and presentation
- Preferred Experience in data center, industrial real estate, or technology infrastructure development.
- Understanding of construction economics, site selection criteria, permitting processes, and utility coordination
- Familiarity with data center industry dynamics, cloud computing trends, AI infrastructure demands, and colocation business models
- Knowledge of strategic frameworks (market entry strategies, competitive positioning, capacity planning)
- Experience with project finance, construction financing, and sale-leaseback structures
- Understanding of sustainability considerations including renewable energy procurement and green building certification.
The key responsibilities for this role include:
- Conduct industry research and competitive analysis to identify market trends, emerging technologies, and strategic opportunities in the data center ecosystem
- Evaluate market entry strategies across target geographies, assessing expansion approaches including greenfield development, brownfield conversions, and selective acquisitions
- Build and maintain financial models to evaluate organic growth initiatives, market expansion opportunities, and strategic partnerships
- Develop frameworks for site selection, capacity planning, and geographic expansion prioritization
- Analyze customer demand patterns, pricing dynamics, and competitive supply to inform development pipeline decisions
- Evaluate greenfield development opportunities including site selection, power availability, fiber connectivity, and regulatory considerations
- Model development pro formas including land acquisition, construction costs, phased build-out scenarios, and stabilized cash flow projections
- Conduct feasibility studies evaluating technical, financial, and operational aspects of potential development sites
- Analyze modular and phased expansion strategies to optimize capital efficiency and match supply with demand
- Coordinate with engineering, construction, and operations teams to validate development assumptions and timelines
- Track permitting requirements, utility interconnection processes, and local incentive programs
- Develop strategic roadmaps for geographic and capacity expansion balancing speed-to-market, capital efficiency, and risk considerations
- Create decision frameworks for evaluating development timing, phasing strategies, and market entry sequencing
- Support portfolio optimization initiatives including assessment of development timelines and modular build-out approaches
- Analyze land banking strategies and development site pipeline management
- Evaluate build-to-suit opportunities and hyperscale customer requirements
- Identify and evaluate strategic acquisition opportunities including development sites, partially completed projects, and distressed assets
- Conduct financial analysis and valuation work for targeted transactions
- Support due diligence and transaction execution on select deals that accelerate market entry or complement organic development pipeline
- Develop detailed financial projections and scenario analyses for greenfield projects and development acquisitions
- Build integrated models comparing IRR, NPV, payback periods, and yield-on-cost across different expansion approaches
- Conduct sensitivity analyses on key variables including construction costs, power pricing, lease rates, absorption timelines, and customer mix
- Model development waterfalls, construction financing structures, and lease-up scenarios
- Prepare investment committee materials with risk-adjusted returns analysis
- Contribute to annual strategic planning processes and long-range capacity planning
- Support business case development for major capital projects including multi-phase campus developments
- Analyze optimal capacity expansion sequencing and capital deployment strategies
