Have experience in conducting location surveys and market analysis for co-living projects, especially locations near major universities, office areas, industrial zones, and transportation hubs.
Have knowledge of determining the best project setup, including the number of floors, number of rooms, room types (standard/deluxe), and common facilities such as communal spaces, pantries, and working areas.
Be able to prepare financial projections, including land acquisition/rental costs, construction or renovation costs (CAPEX), daily operating costs (OPEX), cost per bed, Average Daily Rate (ADR)/monthly rental rate, occupancy projections, and payback period.
Understand pricing strategies, including dynamic pricing based on seasonality, target tenants (students or young professionals), and competitor pricing in the surrounding area.
Have experience in developing Standard Operating Procedures (SOPs) for co-living operations, including check-in/check-out, rental collection, building and facility maintenance, and tenant community management.
Be able to monitor weekly and monthly occupancy performance and implement marketing strategies, such as digital marketing and referral programs, to maintain a high occupancy rate.
Qualifications :
Minimum Bachelor's Degree (S1) in Architecture, Civil Engineering, Business Management, Property/Real Estate, Hospitality, or a related field.
Minimum 3–5 years of experience in co-living, boarding house management, hotel operations/development, or real estate expansion.
Have a strong understanding of space planning and building area optimization.
Have a customer-centric mindset and understand the lifestyle trends of young people and young professionals.
Have strong operational execution skills, including vendor management and building/facility maintenance.
